Buying Gold in Geylang: Why City Plaza Prices Look Different

Somebody tells you gold is cheaper in Geylang. You are not sure whether that means better value or something you should be suspicious of.

It is neither. The quotes there do tend to come in tighter, and the reason has nothing to do with the gold. It is rent.

We should say up front that we trade in City Plaza, at #01-47, so we are not neutral. The numbers below are public and you can check every one of them.

Where City Plaza actually is

Geylang has a reputation that makes some people hesitate, so it is worth being precise about geography.

City Plaza sits at 810 Geylang Road, at the junction with Guillemard Road, about five minutes' walk from Paya Lebar MRT. It is opposite One KM Mall and diagonally opposite Tanjong Katong Complex. This is the Paya Lebar end, a mainstream family retail stretch, and a long way from the part of Geylang the reputation is about.

The building itself is an 18-storey mixed development completed in 1972, with five floors of retail below and apartments above. It opened five years before Lucky Plaza's shopping podium, which makes it one of the older strata malls still trading.

The actual mechanism

A shop's rent comes out of its margin. That is the whole explanation, and the gap between districts is large enough to be worth knowing.

Orchard Road runs about 28% above city fringe per square foot. On a 500 square foot shop unit that is roughly $15,950 a month against $12,500, a difference of about $41,400 a year.

Forty-one thousand dollars has to come from somewhere, and it comes from the margin on what the shop sells. A Geylang shop simply has less overhead to recover before it starts making money, which gives it room to quote tighter on the same piece.

There is a second effect on top of that. The customer base in Geylang is more local and more likely to come back, so shops there compete on rate and on how they treat regulars. Orchard has passing trade and tourists, which is a different business with different pressures. Neither is doing anything wrong; they are answering different questions.

What lower rent does not change

This is the part worth being blunt about, because a cheaper postcode does not bend physics or tax law.

The world gold rate is the same in Geylang as on Orchard Road. 916 is 91.6% gold in both places. GST is 9% on jewellery wherever you buy it. And the piece is priced the same way:

Price = (gram weight × purity × the day's gold rate) + workmanship + 9% GST

The trap

Here is how people get caught, and it happens in every district rather than this one.

A lower quote on a lighter piece is not a better price. Two chains that look the same across a counter can differ by a gram, and a gram is real money. If you compare the two tickets without comparing the two weights, the cheaper ticket wins every time and tells you nothing.

What to check, wherever you are

Four questions do the work in any shop in Singapore: what is your rate per gram today, what does this weigh, what is the workmanship charge, and what would you pay to buy it back.

The reframe: you are buying the shop's overheads, not the district's reputation

People treat Geylang as a discount and Orchard as a premium, as though the postcode were a quality setting. It is closer to an accounting fact. Every shop passes its costs on, and Orchard costs more to stand in.

What that means practically is small and useful. If you already know what you want and you want it priced tightly, a lower-overhead district gives the shop room to do that. If you want to walk between six shops in an afternoon without leaving the air conditioning, Orchard is built for it and you pay for the building.

The quality of the gold is not on that list, because 916 is 916 and the day's rate is the day's rate. What you are choosing between is convenience and overhead.
